🏦 The Czech National Bank is drawing a new line for property investors. If you already own real estate here, your future borrowing capacity is about to drop.



🏢 Building wealth through local real estate is a proven strategy for expat executives and business owners in the Czech Republic. But staying ahead of regulatory changes is what separates successful investors from the rest.



🚨 Starting April 1st, the Czech National Bank (ČNB) is introducing strict new limits for investment mortgages.



Here is exactly what is changing: 👇



🔹 The "Third Property" Rule: The tighter parameters apply to anyone financing their 3rd owned property. 


🔹 Co-ownership Counts: This limit includes fractional co-ownership shares across all applicants in the mortgage. 


🔹 Maximum LTV drops to 70%: Banks will now finance a maximum of 70% of the property's value. You will need to prepare at least 30% from your own capital. 


🔹 Strict DTI limit of 7: Your total debt can no longer exceed 7 times your net annual income.



Why this matters for expats:


Banks already evaluate complex expat income—such as corporate bonuses, RSUs, or foreign contracting—through very different lenses. Every institution has its own specific criteria.



⚠️ When you combine a complex income structure with a hard DTI cap of 7, your overall borrowing capacity can drop drastically and unexpectedly. Proper financial structuring is now the thin line between an approval and a rejection.
